The latest project around Duke Manor Farm. This one has been a long time coming. A redo of my 18-year-old master bathroom. For years we put off doing anything waiting for the ‘big renovation’ and for the $25K that it was going to cost us. Since the cost for a total renovation is not exactly lining up with our budget right now I am reverting to plan B which should cost me $1,050. This bathroom has been an eyesore for way too long to put this off any longer. So here is my budget-friendly plan to update my 18-year-old bathroom.
Here is how the bathroom looked when we first moved in. The space has looked this way for many years until I wanted to change the color. I hate when that happens, don’t you? This is when we started to have a conversation and realized that what we wanted was going to cost us a lot of money.

Areas we would address with a big renovation are the shower placement, adjoining our separate closets to maximize space and functionality and the height of my vanity counter. My hubby is not a fan of the shower being front and center in the room. You can see more of the layout in this post. He feels like he is in a fish tank 🙂 If we ever do move forward I will be sure to share all the details about our bathroom wish list.
So I painted the walls white and they have stayed that way for the last few years. The cabinets also got a color change to the pretty blue that I used on my island a couple of years ago, the problem was I didn’t really like my paint job ( probably because I was thinking it was temporary ) Needless to say the cost for me to gut the bathroom to relocate the shower, retile the floors, get new cabinets and countertops is more than I can handle right now so I am tackling a few things that I can handle and will satisfy me until the big renovation happens…or not.
Mini Bathroom Renovation
Here are the things that I am going to do to get my bathroom to a place that I enjoy walking into.
- Paint the walls –Â I am using SW Agreeable Gray at 25% on the walls
- Paint the cabinets- This time I am going to paint the cabinets to last…shame on me. I will be using the same prepping process that I used with my kitchen cabinets. You can read my tips here. I am going to paint them agreeable gray. The color in the progress shots is a coat of agreeable gray over the blue to test it out. I think the neutral color will work well with the current tile and countertop that will not be changing at this point.
- Replace the mirrors- I am going with these round brass ones that I stumbled up a year ago when I picked one up for my guest bathroom makeover here.
- Replace the vanity lights. I just ordered these brass lights and can’t wait to get them this week.
- Change out the faucets. Partly due to a dripping faucet on my hubby’s side for as long as I can remember. If I wasn’t sticking to my $1000 budget, I would probably go with this brass faucet. Since I am, I am going with this one which is similar just in a brushed nickel finish.
- Got these new rugs that I think add a nice soft pattern and work well with the neutral finishes. Besides the runners were an excellent price!
Just replacing lights, mirrors and paint will significantly update the space. Don’t you think?
Mini Renovation ProgressÂ
So far I have painted about 75% of the room and already it looks so much better. Once I finish painting the walls I will give all the trim a fresh coat of pure white. As soon as my lights come in I will hang those and the mirrors. For the cabinets, since the new pulls I am replacing are wider then the current holes in the cabinet, I will need to fill the holes up and repair before I get started with the painting.
I’ll be back with an update next week hopefully with something crossed off the list.
Today’s lesson: Don’t hold off waiting for the ‘big renovation’ to create a pretty space. Take smaller steps that are more in line with your budget and resources to get joy out of your space today!

It is going to be beautiful! I am currently remodeling a 12 year old motor home!
This sounds so familiar – our home is now 26 years ago – but when it was 18 years old we redid the main bathroom. I started it in stages – first we had a new Kohler tub, tiles, shower door and flooring installed. A year later we had a granite counter installed on our 5 foot vanity and a drop-in Kohler sink and a beautiful faucet. Now eight years later, I purged all the towels – added 12 sets of new towels, 6 sets in grey, and 6 sets in white. We have a large linen closet that I bought all new grey/white storage baskets. I also added a lucite tray to accessorize the vanity. Hopefully, this will hold us for another couple of years until we move. It was easier both financially and decision making process wise to split the job up over a year’s time.
