I am so excited to walk you through the rest of this Modern Farmhouse Living Room and Dining Room Renovation Reveal. This was such a labor of love for my good pals who did all of the inside renovation themselves. It was about an 18 month process to get most of the bottom level of their home completed. During which they not only worked full time jobs but lived in the house during the renovation.

Dining Room
I’ll start with the only space in the house that required the least amount of work. The Dining Room. Other then a fresh of coat of paint ( in a similar color to what was on the walls) and a new door, this room was in decent shape with openings to the kitchen area and to the living room. Most of the furniture from the previous home fits perfectly in the room, and they did add some lighting. All of the flooring in the house was replaced.

Living Room
Now let’s get to the good stuff. The 1970’s living room. It was a bit of a challenge to configure this space and open it up. The floor needed to be raised since it stepped down, a wall needed to be removed and the fireplace needed to be updated. The end result was exactly what my friends had envisioned.

Stunning difference don’t you think? Don’t get me wrong, the brown paneling worked back in the day…. but this beautiful transformation works for today and their family. No offense to any Brady Bunch fans out there.
This wall opens up to the entryway which you can see here. Although opening up the wall didn’t get them more square footage, it did give the appearance that the room looked bigger. Since they were a bit limited on wall space for their furniture they created the separation of the living room and entry way by using the sofa with a console table behind it to create a natural wall and walkway on the other side. The wall color in the living room is called Repose Grey from SW.
Breakdown of what they did
Since the floor was sunken in, they raised it up to meet the rest of the house. The fireplace brick was broken and crumbling so they had a relative who had worked with brick come and repair it back together. Paint used on the fireplace is from SW, and although it was about $100.00 a gallon it covered over the red brick really well. A friend gave them some leftover barnwood and they made the mantel. One regret they had in this space was removing the faux beams in the living room. Initially they thought they would be tearing out the entire wall between the foyer and living but after pricing out beams to replace the load bearing wall and the amount of labor involved, they decided to go with the large opening in the middle then two doorways on each side.
Advice and Sources
My friend wanted to pass along some advice if you are getting ready to renovate your home. If you are questioning replacing or leaving some part of a room intact, wait until you have lived in the space for a while or until the very last minute to demo it. Be sure of the plan before you start tearing up and knocking down walls and most importantly have patience.
